Window replacement →Tulalip's housing story begins with the Treaty of Point Elliott, signed January 22, 1855, and the 1873 executive order that fixed the reservation's boundaries — roughly 22,000 acres of shoreline and timbered upland between Possession Sound and the Marysville line. The Tulalip Tribes, successors to the Snohomish, Snoqualmie, Skykomish, and allied bands, rebuilt community life around Tulalip Bay, the sheltered water the reservation is named for.
Federal allotment policy later divided the reservation into individual parcels, and over the decades some passed out of trust. That produced today's mix of tribal trust land and fee parcels side by side — the reason a siding permit here can run through the Tulalip Tribes or Snohomish County depending on the lot, and the single most important thing to confirm before any exterior project starts.
The shoreline's cabin era began when the Tribes started leasing waterfront lots — Tulalip Bay in 1939, Mission Beach from 1943 — and small summer cabins filled the beaches at Mission Beach, Spee-Bi-Dah, and Sunny Shores. Many were winterized into year-round homes; some lease-era strips have since returned to the Tribes, including Mission Beach, where the cabins came down after leases ended in 2012. The cabins that remain are light-framed seasonal construction now carrying full-time loads in salt air.
Since the 1990s, gaming revenue — and the chartering of Quil Ceda Village as a tribal municipality in 2001 — has funded a new building generation of tribal housing and infrastructure, while view homes rose on parcels along Marine Drive and the points. The result is one of the most varied housing stocks we work on: 1940s beach cabins, '70s–'90s upland stock, and new construction, each with its own exposure and its own permitting path.
