How Marysville Was Built

Marysville started at the water, not the freeway. James Comeford opened a trading post beside Ebey Slough in 1872, the town was platted in 1885, and it incorporated in 1891 with about 400 residents. Its first economy floated: by 1906 roughly ten lumber and shingle mills were shipping a million board feet a day off the slough docks. The oldest housing follows that geography — early-1900s originals on the flat grid around downtown and State Avenue, on the low delta ground where damp still lingers against bottom courses today.

When the timber thinned, the flats turned to farmland, and 1920s Marysville rebranded as the Strawberry City — a fruit-and-dairy town that stayed small for decades. That long pause is why Marysville has comparatively little mid-century stock for a city its size: as late as 1980 only about 5,000 people lived inside the limits.

Then the waves hit. The '80s and '90s filled the streets around Jennings Park and Cedarcrest with builder-grade subdivisions; the 2000s pushed up the Getchell hill and into Whiskey Ridge; and in 2009 the city absorbed north Marysville in one of Washington's largest annexations — about 20,000 residents and their '60s–'90s county-built homes around Shoultes and Lakewood, in a single stroke.

For exteriors, that history means whole streets aging out together: the same engineered-wood siding and builder vinyl windows, installed the same year, failing the same decade.
