Two Homes, a Hangar, and a Shed

About This Project

Some projects are a house. This one was four buildings across two properties: the primary residence here in Lake Stevens with its hangar — built for the owner's personal plane — and a shed, plus a second home out on Lake Goodwin. All of it tired at once, and all of it handled as one coordinated project instead of four separate contractor hires.

The main scope ran deep. The primary residence was stripped and re-sided in HardiePlank with HardieTrim at every window, door, corner, and fascia line. The roof came off down to the deck and went back on as a GAF Timberline HDZ limited-lifetime system in Birchwood — synthetic underlayment, mineral-surface ice-and-water shield, matching ridge caps — with every vent replaced while we were up there. Where the tear-off found rot, the sheathing was replaced — and above the garage gable, where the original construction never installed sheathing at all, we added it before the new siding went on.

One Color Scheme Across Four Buildings

The owner wanted everything he owned to match, and paint is what ties it together. The new Hardie went on primed, then everything was sprayed in Sherwin-Williams Latitude, custom-matched to Friendly Yellow — a soft yellow body with Arctic White trim and soffits, a scheme change the owner called mid-project and we rolled with. The three front garage doors were puttied smooth and painted to match. So was the hangar door, which is its own weather system of a wall. And when the owner asked for the siding on the hangar gable to run diagonally instead of horizontally — not something we typically offer — we tore off what was up and re-hung it his way, as a change order at no charge.

The Lake Goodwin home got the same treatment where it counted: exterior paint over the full envelope — a job with the square footage of two ordinary houses — plus rot repair, trim and panel replacement, refinished exterior doors, and a new steel back door hung and sealed. The shed? Painted and re-roofed too, because leaving one building shabby on a property like this would have bothered everyone involved.

The Long Tail of a Big Project

Projects this size collect small problems the way a truck collects gravel, and the measure of a contractor is what happens to them. A broken roof truss surfaced — we bought the lumber and repaired it. The rear deck needed waterproofing — we replaced the failed plywood and coated it in Liquid Rubber. An old metal railing needed to go — gone. A downspout was missing — added. None of those line items made the project more expensive; they made it finished.

This was one of the larger projects of our early years, and it still stands as what "every building, one contractor" looks like: siding, roofing, and paint moving as one schedule, with a single point of accountability from the first sheet of housewrap to the last coat.
