LOCAL BUILDING HISTORY

How Everett Was Built

Everett was built in a hurry, twice. The first rush came in the early 1890s, when an East Coast syndicate with Rockefeller money platted a full industrial city on the peninsula above Port Gardner. Lumber and shingle mills lined the bayfront and the Snohomish River — more than a dozen by the early 1900s, with Weyerhaeuser opening its first mill here in 1902 — and the city called itself the City of Smokestacks without irony. The mill payrolls filled the north-end grid: Riverside, Delta, Bayside, and Port Gardner took on the craftsman bungalows, foursquares, and workers' cottages that still define those streets, most of them cut from the same old-growth fir and cedar the mills were shipping out.

Lowell, the river settlement south of the grid that predates Everett itself, kept its own mill-town stock. Between the wars the mills consolidated, and the housing filled in rather than out — which is why so many north-end homes carry a century of layered repairs under their current siding.

The second rush wore a Boeing badge. The company built its Everett plant at Paine Field in 1967 to assemble the 747 — the largest building in the world by volume — and the postwar blocks through View Ridge-Madison and the central city gave way to '60s–'70s apartments off Casino Road and then wave after wave of '80s–2000s builder-grade subdivisions around Silver Lake and the annexed south end.

The result is a city that fails by era: pre-war cedar rotting at the bottom course up north, original single-panes in the postwar blocks, and engineered-wood seams swelling on schedule in the south. We bid to the era in front of us — including lead-safe practices on the pre-1978 stock, which in Everett is most of the north half of the city.
