The oldest housing stock sits near the brick Main Street on the King County side: early-1900s farmhouses and bungalows in original cedar, now the rarest walls in a city otherwise built after 1980.
For half a century Bothell stayed a small river town while the timber ran out and chicken ranches and berry farms took over the stump land. The postwar decades brought the first real subdivisions — ranches and split-levels on Norway Hill and around downtown — but the transformation came from the north. On April 30, 1992, Bothell annexed Canyon Park, doubling the city's population in a day and pulling its center of gravity across the county line into Snohomish County.
That north side is the tech corridor's housing: '80s–'90s builder subdivisions around Canyon Park, Thrashers Corner, and Queensborough that went up alongside the business parks, then 2000s infill and townhome rows along North Creek as the biotech campuses filled in. It's a compressed building history — engineered-wood siding, builder-grade vinyl windows, and shared-wall townhome detailing, most of it installed within the same twenty-five years and now aging out on the same schedule.
In 2014 the city grew again, annexing about a thousand acres on the King County side. For exteriors, the takeaway is simple: outside a few old blocks near Main Street, Bothell is era stock — the bid is less about what century your house is from and more about which builder generation, which is something we can usually read from the street.
