LOCAL BUILDING HISTORY

How Clearview Was Built

Clearview began as cutover timberland. The forest here belonged to Everett lumberman Isaac Cathcart — his name survives just up the highway — and once the Snohomish Logging Company had taken the trees, promoter C.D. Hillman platted the stump land in 1913 as Cathcart Division No. 1 and sold it off in small tracts to would-be farmers.

The road made the place. When the Snohomish Fruit Growers Association wanted a shorter haul to Seattle, Hillman offered right-of-way through his plats, and the route that resulted became today's SR 9 — Clearview's main street. A crossroads settlement grew where it met 180th Street SE, then called Vine Street, at the top of Clearview Hill, and small farms, poultry outfits, and roadside businesses strung out along the pavement.

Housing came in two slow waves rather than one boom: postwar-through-'80s homes on large wooded parcels off the side roads — Lowell-Larimer, Springhetti, Broadway — then '90s–2000s subdivisions as commuters discovered the corridor. Unlike Maltby's industrial flats one interchange south, Clearview stayed retail-rural: nurseries, feed stores, and farm stands along the highway, with the houses on acreage behind them.

For exteriors that means two different jobs on one road: builder-grade siding and windows aging out on schedule in the subdivisions, and older farmhouse stock under heavy canopy on the acreage.
