Get a Free Estimate →Maltby lives on acreage: '80s–2000s custom homes on wooded parcels, older farmhouses from its rail-stop and crossroads days, and the shops and barns that come with land. Canopy shade feeds moss on north walls, outbuildings age faster than the houses, and the unincorporated status surprises newcomers — there's no city hall here, and the industrial park by the SR 522 interchange doesn't change that.
Jurisdiction is Snohomish County, and the good news is what that means: county code exempts like-for-like siding replacement from permits on unincorporated parcels. Structural repairs, changed openings, or critical-area situations still trigger a PDS permit — we confirm your parcel's requirements before anything is filed and handle whatever applies, outbuildings included.
…and the acreage roads between the valleys.
No pressure, no jargon — a clear path from first call to final inspection.
Call (360) 296-9380 or send the form — tell us a little about your home and what's failing.
We measure at your home, open up anything suspicious with your OK, and write a bid specific to your house — minimal boilerplate.
Permits pulled, work scheduled around the weather, and the final inspection passed before we call it finished.
Every bid is measured on site and itemized — these are the factors that actually change the number.
Wall area drives material; height drives scaffold time — and on acreage, outbuildings and staging move the bid as much as the house.
Siding replacement →What's behind the old siding is the honest unknown — we scope known rot into the bid and price discovered rot transparently, per repair.
Rot repair →Hardie ColorPlus, primed fiber cement, or engineered wood — we quote options side by side so you see the real difference.
Compare materials →Combining siding and windows saves one full mobilization and gets properly integrated flashing — the cheapest time to do windows is during a re-side.
Window replacement →Maltby began as a stop on the Seattle, Lake Shore & Eastern Railway, which reached this stretch of woods in 1887. The settlement was called Earl first, then Yew — a name that survives on Yew Way — before real-estate developer Robert Maltby bought land here in 1890 and the post office took his name in 1893. A sawmill ran into the early twentieth century, and farmhouses from that first era still stand on the acreage roads, plainly built in local cedar over minimal sheathing.
When the mill era faded, Maltby settled into decades as a farm crossroads — smallholdings, poultry outfits, and a country junction where the roads that became SR 522 and SR 524 crossed. Turner's Corner, at today's Highway 9 and Maltby Road signal, was busy enough to support its own manufacturers. Houses from these years came with what land requires: barns, shops, and well houses that age faster than the homes beside them.
The modern chapter split the map in two. The county drew the Maltby industrial urban growth area over the flats by the SR 522 interchange, and business-park rows filled it in — but the hills kept their rural zoning, so instead of subdivisions, the '80s through the 2000s brought custom homes on wooded acreage around Echo Lake, Paradise Lake, and High Bridge, most with outbuildings of their own.
That history is why Maltby work gets scoped in buildings, plural: the farmhouse and its barn, the custom home and its shop, priced in one itemized bid. It's also why permits, when scope requires them, run through Snohomish County PDS — Maltby never incorporated — and why a straight like-for-like re-side here usually needs no permit at all.
