LOCAL BUILDING HISTORY

How San Juan Island Was Built

San Juan Island's housing story starts with a property dispute between empires. The Hudson's Bay Company ran its Belle Vue sheep farm on the island's southern prairie in the 1850s, American homesteaders claimed ground beside it, and in 1859 a shot pig nearly turned the overlap into a shooting war. Instead, both nations garrisoned the island for thirteen years — American Camp on the windswept south end, English Camp on sheltered Garrison Bay to the north — until arbitration handed the San Juans to the United States in 1872.

Clear title unleashed the plows. Homesteaders spread through San Juan Valley and Beaverton Valley in the decades that followed, and the farmhouses they raised — old-growth frames, wood siding, deep porches — still anchor the island's interior. Many have been in the weather for well over a century, which is why original sills and bottom courses are the first thing we check on valley homes.

The north end industrialized. John S. McMillin bought the Roche Harbor lime operation in 1886 and built the Tacoma & Roche Harbor Lime Company into the largest lime works in the state, complete with a company town of workers' cottages, a hotel, and a church. When the lime business faded, the whole complex was sold in 1956 and reborn as a resort — and today's Roche Harbor mixes preserved company-town buildings with modern resort-edge construction.

The last era belongs to the view. From the late twentieth century on, homes climbed the west-side bluffs above Haro Strait — big glass, big decks, and the hardest exposure in the county, with open water all the way to Vancouver Island. Farmhouse, cottage, or view home, everything out here answers to salt and wind, and that's the lens every one of our inspections starts from.
