How Orcas Island Was Built

Orcas housing started with orchards. From the 1860s into the 1920s the San Juans were the center of Pacific Northwest fruit growing, and Orcas was its proving ground — farms around Crow Valley and Eastsound shipped apples and prunes out by steamer, three trips a day at the peak. The island's oldest surviving homes are what those orchards paid for: simple wood farmhouses and log homestead cabins, some now 130 years old, their original siding carrying a century of paint.

Then came Robert Moran. The Seattle shipbuilder bought thousands of acres in 1906, built his 54-room Rosario mansion between 1906 and 1909, and later donated most of his land to the state as Moran State Park. That single gift shaped the island's housing map permanently: Mount Constitution stayed forest instead of filling with homes, so residential Orcas wrapped itself around the horseshoe's shores and hamlets instead of climbing the middle.

Orchard planting peaked around 1910, irrigation opened Eastern Washington, and the fruit economy faded — but by then islanders had found the replacement crop: visitors. Resorts multiplied through the early twentieth century, and the ferry era that followed turned Orcas into cabin country. The cabins at Olga, Doe Bay, and Deer Harbor were built light for summer use; many now live year-round lives their framing and single-glazed windows never planned for.

From the 1970s on, view construction stepped into the hillsides above East Sound and West Sound — big glass, tall walls, and steep private roads that make staging half the project. Four eras stand on the island today — farmhouse, cabin, mid-century, view home — and every one of them answers to salt on all shores. That's the lens we inspect through: era-specific failure, marine-grade fixes, and access planned before the bid is signed.
