What Lopez Island Homes Ask of an Exterior

Lopez pairs working farmland with shoreline living: generational farmsteads and outbuildings across the flat interior, cabins and newer view homes at Fisherman Bay, MacKaye Harbor, and the east-shore coves, and the village's compact core near the ferry road. Marine air reaches everything — fasteners corrode early island-wide — while the south end takes real storm weather off the Strait of Juan de Fuca and the interior fights ordinary farm-building wear instead.

Permits run through San Juan County Community Development, with shoreline review on qualifying parcels. Our supplier delivers materials to your site by ferry before start day — the crew rides over for day one — and farm outbuildings can join the same delivery when you want them included.

Yes — and it's the cheapest time it will ever be, because the materials ride the same staged delivery and the crew is already mobilized. We itemize it separately so you can decide.
LOCAL BUILDING HISTORY

How Lopez Island Was Built

Lopez was the farm island from the start. Real settlement began in the 1870s, once the long San Juan boundary dispute was finally resolved, and the island's flat, fertile ground did the rest — by the late 1800s Lopez was the largest agricultural producer in the San Juans, shipping grain, fruit, and livestock to city markets. The homes that era built are the ones the island is still known for: plain, sturdy farmhouses with their barns and outbuildings, sided in wood and meant to work.

The surprise in Lopez's housing story is the south end. Richardson, near the island's southern tip, held the county's southernmost deep-water port and was once served by two daily steamers — a trading hub for farm goods and, by 1913, a fishing boomtown with canneries and thousands of summer workers. When the steamer economy faded, the south end went quiet, and today the roughest weather on the island — storm fetch straight off the Strait of Juan de Fuca — beats on some of its oldest walls.

Farming consolidated through the twentieth century — the island counted 134 farms by 1930 — and the ferry era slowly added a second housing stock alongside the farmsteads: modest cabins on the bays and coves, built light for summer and gradually winterized as Lopez filled in year-round. Newer view homes followed on the shorelines, while Lopez Village stayed the island's one compact core.

That leaves three distinct patients for an exterior crew: century-old farmhouses and working outbuildings with generations of paint and patching, seasonal cabins carrying loads they weren't framed for, and shoreline homes taking salt on one side and south-end storms on the other. Each needs its own spec — and on a farm island, the barn can join the same staged delivery as the house.
