How Lynnwood Was Built

Lynnwood started as chicken country. In 1917 the Puget Mill Company, looking for a way to sell logged-off stump land, platted Alderwood Manor — five-acre "chicken ranch" tracts marketed to city families, with a 30-acre demonstration farm to teach them the trade and a stop on the Seattle–Everett Interurban to bring buyers out. It worked: by the 1920s the area was one of the country's larger egg producers. Almost none of that first generation of farmhouses survives in quantity, but the pattern does — today's cul-de-sacs sit on quarter-acre pieces carved from those ranch tracts, and the Interurban right-of-way is now the trail running through town.

The egg economy faded through the Depression, the Interurban stopped running in 1939, and the postwar decades built the Lynnwood that exists now. The commercial crossroads near Highway 99 incorporated as a city in 1959 — about three square miles and 6,000 residents — and when Interstate 5 came through in the 1960s, ramblers and split-levels filled the old acreage fast. That '60s–'70s belt, much of it originally clad in T1-11 and cedar, is the stock where sheet-siding seams and split-level ledger flashing fail today.

Alderwood Mall opened in October 1979 and set off the next ring: '80s–'90s subdivisions built with hardboard and early engineered siding, plus the first-generation vinyl windows now fogging across whole streets. The city annexed as it grew — much of Alderwood Manor itself in 1984, the last Maple Park holdout in 1988 — which is why permit and utility histories can differ block to block.

Light rail reached Lynnwood City Center in 2024 and brought the newest layer: townhomes and apartments on tight lots. For exteriors, the takeaway is that Lynnwood is not one housing era but four, and the right scope depends on which layer your street belongs to. We bid to the layer, not to a citywide average.
