LOCAL KNOWLEDGE

What Edmonds Homes Ask of an Exterior

Edmonds homes earn their views the hard way: down in the Bowl and on the west-facing hillsides above it, walls take salt air and weather straight off Puget Sound, chalking paint and corroding cheap hardware, while the mid-century stock that dominates — full of character, heavy on original single-panes — is reaching the age where cladding and windows fail together. Appearance matters here; this is a town that notices trim details.

Permits run through the City of Edmonds via MyBuildingPermit.com, and some parcels carry critical-area or view considerations — while the unincorporated Esperance pocket runs through Snohomish County instead. We confirm per address and handle the paperwork start to finish.

WHAT WE FIND ON EDMONDS INSPECTIONS
Salt-dulled hardware on west faces — sound air off the ferry lanes
Chalked view-side paint — sun plus salt with open-water exposure
Original mid-century single-panes — character windows decades past their life
Slope-side staging shortcuts — past crews cutting corners on hill lots
Moss on shaded east walls — wet-side rain the view side never dries

PRICING

What Moves the Cost in Edmonds?

Every bid is measured on site and itemized — these are the factors that actually change the number.

Home Size & Stories

Wall area drives material; height drives scaffold time. A Seaview view home on a slope prices differently than a Five Corners rambler.

Hidden Rot

What's behind the old siding is the honest unknown — we scope known rot into the bid and price discovered rot transparently, per repair.

Yes — profiles and trim details are chosen to match the era, not erase it. Edmonds notices workmanship, and so do we.
LOCAL BUILDING HISTORY

How Edmonds Was Built

Edmonds began as a shingle town. George Brackett bought the timbered waterfront in the 1870s, built the first shingle mill on the beach in 1889, and the city incorporated in 1890 with Brackett as its first mayor. At the industry's peak roughly ten mills lined the shore, cutting Western red cedar into the very product this region still argues about: shingles. The oldest housing sits where the millworkers did — down in the Bowl, the low amphitheater of streets sloping to the water — early-1900s originals whose cedar cladding and trim gave the town its character.

The last mill, Quality Shingle, banked its fires for good on June 1, 1951 — and by then Edmonds had already turned into what it is now: a ferry town and a view town. The car ferries to Kingston made the waterfront a front door instead of a workyard, and the postwar decades sent view plats climbing the hill east and north of the Bowl — Seaview, Maplewood, Perrinville, Meadowdale, Firdale — filling the slopes with the '50s and '60s ramblers, split-levels, and low-slung view homes that dominate the city today.

That mid-century generation is Edmonds's defining exterior problem: original single-pane windows, aluminum sliders that sweat every cold morning, and west-facing walls that have taken fifty-plus years of salt air off the Sound — chalked paint, corroded fasteners, dulled hardware.

The work here splits accordingly: period-faithful profiles and lead-safe practices on the Bowl's originals, and salt-rated hardware with full-frame window corrections on the view slopes. Either way, this is a town that looks at finished work closely — we detail for that.
