LOCAL KNOWLEDGE

What Conway Homes Ask of an Exterior

Conway's housing is generational farm stock: working farmhouses on the flats, homes clustered around the old town center and school, and Fir Island parcels that live behind dikes with the river on one side and the bay on the other. The exposures are flood and wind — the December 2025 flood, a record 37.73-foot crest at Mount Vernon, tested the dikes again, low ground holds moisture against bottom courses, and delta wind works fasteners loose the way it does everywhere on the flats. Most properties add outbuildings that age faster than the house itself.

Conway is unincorporated, so jurisdiction sits with Skagit County Planning & Development Services in Mount Vernon — and county code is friendlier than most owners expect: replacing siding or windows like-for-like, with no framing changes, is exempt from a building permit. The catch here is the flood plain — parcels in a mapped flood hazard area still need a flood permit even for otherwise exempt work. We've pulled and passed across Skagit County; we confirm per address and handle it start to finish.

WHAT WE FIND ON CONWAY INSPECTIONS
Bottom-course moisture on low parcels — delta ground that holds water against the base of walls
Wind-lifted lap courses — open-field gusts with no windbreak but the tree line
Soft sills in century farmhouses — generations of weather on original wood
Failing outbuilding cladding — barns and shops age faster than the house
Flood-tested walls on Fir Island — high-water years leave damp framing behind

LOCAL BUILDING HISTORY

How Conway Was Built

Conway's houses exist because of dikes. The Skagit delta here was tidal marsh until settlers started walling it off by hand — Charles Villeneuve took land by the South Fork in 1872, and Thomas P. Jones, an immigrant from Conway, Wales, homesteaded 120 acres of bottomland in 1874 and gave the place its name. Every farmhouse that followed was built on ground the dikes made, and in 1895 the state let landowners formalize that arrangement into diking districts — which still maintain the walls those homes live behind today.

The families who built the stock were heavily Norwegian. Scandinavian immigrants settled Fir Island and the Conway flats through the 1880s and '90s, farming and logging, and their congregation — organized at the Fir schoolhouse in 1888 — became Fir-Conway Lutheran, the white church that still anchors the community. Their houses were plain, practical old-growth fir farmhouses with big porches and bigger barns, sited on whatever ground stood a few feet above the fields.

The Great Northern arrived in 1891 and made Conway the shipping stop for the south delta's oats, hay, and dairy; a small townsite grew around the depot, store, and school, and a 1914 bridge finally replaced the Fir Island ferry at Mann's Landing. But Conway never boomed into a town — it stayed a farm-service hamlet, which is why the housing stock is still mostly generational farmhouses and their outbuildings rather than subdivisions.

That history sets the work today. Century-old farmhouses carry original wood siding over framing that has seen every flood year since the dikes went in — including December 2025, when the river set a record 37.73 feet at Mount Vernon and the delta evacuated while the dikes held. Walls here get scoped for flood-line moisture and wind-worked fasteners, barns included, because on a Conway parcel the house was never the only building that mattered.
