Window replacement →Point Roberts exists because of a line on a map: the 1846 Oregon Treaty set the border at the 49th parallel, and the tip of the Tsawwassen Peninsula happened to hang just below it — about five square miles of the United States reachable by land only through Canada. That accident has shaped every building on the Point since.
The first real housing came with Icelandic settlers in the 1890s, who fished and farmed here, and with the cannery era — a salmon cannery went up at Lily Point in 1893 and was soon run by the Alaska Packers Association. Little of that working-waterfront construction survives, but the settler pattern does: modest, practical houses built from what could be brought in.
The twentieth century turned the Point into cottage country. Vancouver families — a short drive through the border crossing — built light-framed summer places at Maple Beach, South Beach, and along the shore roads, and to this day a large majority of the Point's homes are Canadian-owned, many occupied only part of the year. Growth had a hard ceiling until 1987, when an agreement to purchase water from Greater Vancouver replaced the strained local wells and made fuller year-round development possible.
Today about 1,200 people live here year-round while summer multiplies the population, and the housing runs from original cottages to newer retirement and vacation builds — all of it marine-exposed on three sides, and much of it carrying deferred exterior work, because for decades most mainland contractors simply wouldn't make the crossing. Those two facts — salt on every wall, and nobody watching the seasonal ones — are what a Point Roberts exterior inspection is really about.
