LOCAL KNOWLEDGE

What Blaine Homes Ask of an Exterior

Blaine is the most marine-exposed city we serve on the mainland. Semiahmoo spit and the waterfront blocks above Drayton Harbor take salt spray straight off the strait; even homes up the hill catch wind that's still carrying it. Salt is quietly hard on exteriors — it corrodes cheap fasteners and hardware years before the siding itself fails, chalks south- and west-facing paint, and pits aluminum window frames. The housing mix runs wide: older homes near downtown and Peace Portal Drive, mid-century beach houses, and newer construction around Semiahmoo — each failing in its own way.

On coastal jobs we spec stainless or hot-dipped fasteners, corrosion-rated hardware, and finishes that hold near salt water — and we'll tell you plainly which products earn their premium here and which don't. Permits run through the City of Blaine.

WHAT WE FIND ON BLAINE INSPECTIONS
Corroded fasteners and hardware — salt air eating standard galvanized years before the siding fails
Pitted aluminum window frames — marine exposure on mid-century beach houses
Chalked west-facing paint — salt spray plus southwest sun off the strait
Soft sills on harbor-facing walls — horizontal winter rain finding old flashing
Rust staining under fastener heads — the early warning sign we check first

PRICING

What Moves the Cost in Blaine?

Every bid is measured on site and itemized — these are the factors that actually change the number.

Home Size & Stories

Wall area drives material; height drives scaffold time. A two-story home near Semiahmoo prices differently than a rambler off Drayton Harbor hillside.

Hidden Rot

What's behind the old siding is the honest unknown — we scope known rot into the bid and price discovered rot transparently, per repair.

LOCAL FAQ

Blaine Exterior Questions, Answered Straight

Stainless or hot-dipped galvanized — never standard fasteners that salt air corrodes in a few years. Hardware, flashing, and finishes get the same corrosion-rated treatment on coastal walls.
LOCAL BUILDING HISTORY

How Blaine Was Built

Blaine was built by the water, twice. The town incorporated in 1890 as a seaport for logging and fishing — sawmills ringed Drayton Harbor, and salmon canneries ran on Semiahmoo Spit from the early 1890s, where the Alaska Packers Association operated one of the region's great canning plants. The oldest housing in town comes from that era: worker cottages and merchant homes in the blocks around Peace Portal Drive, wood-framed, wood-sided, and built close to the harbor.

The border shaped the middle decades. After the Peace Arch went up in 1921, Blaine settled into life as a crossing town, and its mid-century housing followed — modest one-story homes and beach houses around the harbor and out Birch Point, many with the aluminum-frame windows of the era that salt air pits and corrodes.

The cannery packed its last salmon in 1964, and the county took over the spit's buildings and land in 1981. What replaced the fish economy was a view economy: Semiahmoo Resort and its Arnold Palmer golf course opened in 1987, and the planned neighborhoods that followed on the spit and uplands brought Blaine's first wave of large, custom, HOA-governed homes — now themselves 25 to 35 years old.

Today Blaine's housing runs from 1890s cottages to brand-new construction in fast-growing East Blaine, and every era shares one landlord: salt. It corrodes standard fasteners and hardware years before siding fails, chalks west-facing paint, and pits aluminum — which is why the exterior spec matters more here than almost anywhere else we work.
