How Nooksack Was Built

Nooksack was settled in the mid-1800s and grew into a town when the Bellingham Bay & British Columbia Railroad pushed through the valley in 1891 on its way to the border at Sumas. Families working timber and farm land needed houses, and the town supplied them — modest wood-frame homes built from the lumber the valley produced, on small lots around the rail stop.

The early business district burned repeatedly — fires in 1906, 1909, 1911, 1913, and 1922 each took a bite — which is part of why so little of the earliest commercial core survives. The houses fared better than the storefronts, and the city that incorporated in December 1912 settled into what it has been ever since: a small residential town on Highway 9, a bedroom community for people working elsewhere in the county.

That identity shaped the housing stock. Instead of one dominant era, Nooksack is a practical mix: older farm-town houses near the center, postwar and '70s–'90s ramblers, and manufactured homes — a larger share than most Whatcom towns. Each type asks something different of an exterior, from full-dimension framing under old lap siding to panel systems with their own repair logic.

The Nooksack River put the town in the news in November 2021 and again in December 2025, when record water forced evacuations here along with Everson and Sumas. On a modest home, that history raises the stakes of honest scoping: walls near grade that took on moisture need to be opened and dried, not resided over — and over-scoping a small house wastes money its owner feels.
